TO: THE RESIDENTS AND PROPERTY OWNERS OF THE TOWNSHIP OF SYLVAN, WASHTENAW COUNTY, MICHIGAN, AND ANY OTHER INTERESTED PERSONS:
PLEASE TAKE NOTICE that the Sylvan Township Zoning Board of Appeals will conduct a public hearing and meeting on March 8, 2023 commencing at 7:00 p.m. at the Sylvan Township Hall, 18027 Old U.S. 12, within the Township, to consider the following:
Item 1: Application by Sean and Linda Hilbert 1538 and 1546 Ridge Court, Chelsea Michigan
Request to combine two parcels and construct a new home. The lot is 166 ft in width and approx. 88ft in length = .326 Acres. Variances requested for the non-conforming combined lots includes a rear yard setback of 12ft 4 inches, a 30 ft front yard setback, a 15 ft south-west side yard setback as well as a floor to area ratio of 27.9% and a lot coverage ratio of 27.9%. Tax ID F-06-08-280-004 and F-06-08-280-005
Item 2: Application by Harry Cohen 2520 Crooked Lake to remove the existing structure and rebuild a new structure. The property is 46ft in width and 270ft in length = .297 acres. Variances requested for south side yard setback of 10ft 10in and floor to area ratio of 22%. Tax ID F-06-06-200-01
- Such other and further matters as shall lawfully come before the Zoning Board of Appeals.
Anyone interested in reviewing the Applications referenced above, the Township Zoning Map, the Township Zoning Ordinance, or Township Land Use Plan may examine a copy by contacting the undersigned Zoning Administrator of the township via telephone or email; and/or by appointment with the same at the township hall. Such items will be available at the meeting. The Township Zoning Ordinance can be accessed on www.municode.com.
Written comments will be received from any interested persons concerning the foregoing by the Sylvan Township Zoning Administrator at the Township Hall at any time during regular business hours up to the date of the hearing and may be further received by the Zoning Board of Appeals at the hearing.
All interested persons are invited to be present at the aforesaid time and place.

The public may only speak during the public hearing and during public comment by being physically present at the meeting. Such comments will be limited to three minutes per person for each item.
Sylvan Township will provide necessary reasonable auxiliary aids and services, such as signers for the hearing impaired and audio tapes of printed material being considered at the hearing, to individuals with disabilities at the hearing upon four (4) days' notice to the Zoning Administrator. Individuals with disabilities requiring auxiliary aids or services should contact the Zoning Administrator at the address or telephone number listed below.
