SYLVAN TOWNSHIP

WASHTENAW COUNTY, MICHIGAN

NOTICE OF ADOPTION

Notice is hereby given that the Township Board for Sylvan Township, Washtenaw County, Michigan adopted Ordinance 25-002 at its regular meeting on February 10, 2026; that provides an amendment to Chapter 30 Zoning:

  • Article II Administration and Enforcement, Division 2 Site Plan Review; Sec. 30-78. Final site plan, Sec. 30-87 Administrative site plan review; Division 3.  Amendments, 30-120 Standards for review; Division 4 Zoning Board of Appeals, Sec. 30-149. Same—Expiration;
  • Article III District Regulations, Division 1 Generally, Sec. 30-182. Application of Regulations, Sec. 30-185. Temporary dwellings; Division 2 RC-Recreation Conservation District, Sec. 20-222 Regulations and performance standards; DIVISION 4 AG-Agriculture District, Sec. 30-277 Permitted uses, Sec. 30-278. Special uses; Division 6 LR Low Density Residential District, Sec. 30-346 Permitted uses, Sec. 30-347 Special uses.; Division 7 SR1-Single-Family Residential District One, Sec. 30-371, Sec. 30-372. Special uses; Division 8 MR-Multiple-Family Residential District, Sec. 30-393 Permitted uses, Sec. 30-394 Special uses;

A Summary of the amendments are below.

CHAPTER 30 ZONING

ARTICLE II  ADMINISTRATION AND ENFORCEMENT,

Division 2 Site Plan Review;

Sec. 30-78. Final site plan: revises the date of expiration for final site plans to 365 days.

Sec. 30-87 Administrative site plan review: adds home occupations to the list of items that are eligible for administrative site plan review.

Division 3.  Amendments,

30-120 Standards for review; adds standards for review for zoning map and zoning text amendments

Division 4 Zoning Board of Appeals,

Sec. 30-149. Same—Expiration: revises the date of expiration for variances to 365 days

ARTICLE III DISTRICT REGULATIONS,

Division 1  Generally,

Sec. 30-182. Application of Regulations: Revises the wording for the regulations for detached accessory building to clarify the regulations, 

Sec. 30-185. Temporary dwellings: adds wording to allow the use of travel trailers on properties during construction and revises the approval process to allow the use of temporary dwellings on properties,

Division 2 RC-Recreation Conservation District,

Sec. 20-222 Regulations and performance standards: Increases the minimum lot size in the RC district from 10 acres to 80 acres,

Division 4 AG-Agriculture District,

Sec. 30-277 Permitted uses: adds home occupations to the list of permitted uses in the AG district,  

Sec. 30-278. Special uses: removes home occupations from the list of special uses in the AG district,

Sec. 30-279 Regulations and performance standards: revises the wording under item 1 lot size to clarify the requirement.

Division 6 LR Low Density Residential District,

Sec. 30-346 Permitted uses: adds home occupations to the list of permitted uses in the LR district, 

Sec. 30-347 Special uses: removes home occupations from the list of special uses in the LR district,

Division 7 SR1-Single-Family Residential District One,

Sec. 30-371 Permitted uses, adds home occupations to the list of permitted uses in the SR1 district, 

Sec. 30-372. Special uses: removes home occupations from the list of special uses in the SR1 district,

Division 8 MR-Multiple-Family Residential District,

Sec. 30-393 Permitted uses: adds home occupations to the list of permitted uses in the MR district, 

Sec. 30-394 Special uses: removes home occupations from the list of special uses in the MR district,

ARTICLE IX SUPPLEMENTAL REGULATIONS,

Sec. 30-792. Access to streets: Revising the wording to clarify the regulations regarding access to streets including public streets, private streets, exclusive access driveway or shared private driveways, and

 Section 30-800 Home occupations: revises and adds additional regulations to allow home occupations within Sylvan Township.

A copy of the full text of the new Zoning Ordinance amendments may be inspected or purchased at the Township Offices (18027 Old US-12, Chelsea, MI 48118). The new Zoning Ordinance Amendments will also be posted on the Township’s website at https://sylvantownshipmi.gov/planning-commission/

The adopted amendment shall become effective 7 days after the notice is published, unless referendum procedures are initiated under MCL 125.3402 within seven (7) days after publication of this notice of adoption. If referendum procedures are initiated, the ordinance shall take effect in accordance with MCL 125.3402.
