NOTICE OF ZONING BOARD OF APPEALS

PUBLIC HEARING TO CONSIDER A VARIANCE REQUEST

Pursuant to Michigan Public Act 110 of 2006, as amended, notice is hereby given that the City of Dexter Zoning Board of Appeals will hold a public hearing on Wednesday, February 18, 2026 at 7:00 p.m. to consider the following variance request.

The applicant, Mr. Christopher Strange, Kimley-Horn, Agent for the property owner, Level 3 Communications, is requesting the following variances from the City of Dexter Zoning Ordinance, for the property located at 7866 Second Street, Dexter, MI 48130 (08-08-05-230-003):

  1. A 7-foot variance from the 50-foot minimum side yard setback for a telecommunications equipment shelter, per Section 10.05.C and
  2. A variance from Section 3.09.G.2, which does not permit fences in the front yard of property in an industrial district.

The subject site is zoned I-1 Limited Industrial District.  According to Section 10.05.C, D, the minimum side yard setback is 50 feet, for a property located in the I-1 Zoning District.  According to Section 3.09.G.2, a fence is not permitted in the front yard of a property located in the I-1 Zoning District.

The applicant is requesting the above cited variances due to practical difficulties associated with the property. If granted, the following would be allowed:

  1. A 43-foot side yard setback for a telecommunications equipment shelter; and
  2. A fence in the front yard.

The application is available for public inspection at the City Offices, 3515 Broad Street, Dexter, MI 48130; weekdays between 9:00 a.m. to 5:00 p.m., and on the city website, www.dextermi.gov. Any questions regarding the variance application should be directed to the Office of Community Development at 734-580-2235.

Interested parties are welcome to join the virtual public hearing and present their comments. Written comments regrinding the variance request should be submitted to the Office of Community Development at the address listed above or via email to [email protected].  All written comments must be received no later than close of business the day of the meeting.  

A sign language interpreter, or other assistance, may be provided upon request to the City Clerk [email protected], at least 72 hours in advance of the meeting. Minutes of all meetings are available on the City website, www.dextermi.gov.
