VARIANCE REQUEST and PUBLIC HEARING NOTICE

Regular Meeting

November 8, 2023

TO: THE RESIDENTS AND PROPERTY OWNERS OF THE TOWNSHIP OF SYLVAN, WASHTENAW COUNTY, MICHIGAN, AND ANY OTHER INTERESTED PERSONS:

PLEASE TAKE NOTICE that the Sylvan Township Zoning Board of Appeals will conduct a public hearing and meeting on November 8, 2023 commencing at 7:00 p.m. at the Sylvan Township Hall, 18027 Old U.S. 12, within the Township, to consider the following:

Item 1: Application by Andrew and Angela McKinley for variances to remove the existing house and substitute the house with a new structure on the existing parcel. A number of variances are needed for this new construction. First, the new structure will improve both East and West nonconforming side yard setbacks; however, variances will still be needed from the required 20 ft side yard setbacks. The new nonconforming side yard setbacks will be: East 16.25 ft and West 7.25 ft. Second, a variance is needed as the lot width is 49.5 ft, which is less than the required 150 ft. lot width. Third, a variance will be needed for a new floor to area ratio of 29.95% from the existing ratio of 14%. The property is a nonconforming lot of .247 acres; less than the required 1 acre as described in Ordinance Sec. 30-348. Project Description: Removal of existing home and rebuild a new home on the nonconforming parcel. ADDRESS: 739 Glazier Rd. Property tax # F -06-05-458-008

  • Such other and further matters as shall lawfully come before the Zoning Board of Appeals.

Anyone interested in reviewing the Application referenced above, the Township Zoning Map, the Township Zoning Ordinance, or Township Land Use Plan may examine a copy by contacting the undersigned Zoning Administrator of the township via telephone or email; and/or by appointment with the same at the township hall. Such items will be available at the meeting. The Township Zoning Ordinance can be accessed on www.municode.com.

Written comments will be received from any interested persons concerning the foregoing by the Sylvan Township Zoning Administrator at the Township Hall at any time during regular business hours up to the date of the hearing and may be further received by the Zoning Board of Appeals at the hearing.

All interested persons are invited to be present at the aforesaid time and place.

The public may only speak during the public hearing and during public comment by being physically present at the meeting. Such comments will be limited to three minutes per person for each item.

Sylvan Township will provide necessary reasonable auxiliary aids and services, such as signers for the hearing impaired and audio tapes of printed material being considered at the hearing, to individuals with disabilities at the hearing upon four (4) days' notice to the Zoning Administrator. Individuals with disabilities requiring auxiliary aids or services should contact the Zoning Administrator at the address or telephone number listed below.
