VARIANCE REQUEST and PUBLIC HEARING NOTICE

Regular Meeting

December 6, 2023

TO: THE RESIDENTS AND PROPERTY OWNERS OF THE TOWNSHIP OF SYLVAN, WASHTENAW COUNTY, MICHIGAN, AND ANY OTHER INTERESTED PERSONS:

PLEASE TAKE NOTICE that the Sylvan Township Zoning Board of Appeals will conduct a public hearing and meeting on December 6, 2023 commencing at 7:00 p.m. at the Sylvan Township Hall, 18027 Old U.S. 12, within the Township, to consider the following:

Item 1: Application by Fred Schmid for a variance to install a generator in the required 20 ft side yard setback. The existing North nonconforming setback is 13.5 ft. The proposed nonconforming side yard setbacks will be10 ft.: The property is a nonconforming lot of .39 acres; less than the required 1 acre as described in Ordinance Sec. 30-348. Project Description: Removal of existing generator and replacing in a new location in the nonconforming side yard setback. ADDRESS: 120 Cavanaugh Lake Rd. Property tax # F -06-08-458-025

Item 2. Application by Alfred and Deann Faulkner for variances to renovate with additional living space to the existing house on the nonconforming parcel. A number of variances are needed for this new construction. Renovation improvements will require relief from the side yard setbacks, East 14.72 ft, West 7.78 feet. A front yard variance will still be needed from the required 50 ft to 23.76 ft. A variance will also be required for a new floor to area ratio of 28.68% from the existing ratio of 16.1%. The property is a nonconforming lot of .20 acres; less than the required 1 acre as described in Ordinance Sec. 30-348. Project Description: Renovation of exiting home with additional living space. ADDRESS: 211 Shoreview Rd. Property tax # F -06-08-235-008

  • Such other and further matters as shall lawfully come before the Zoning Board of Appeals.

Anyone interested in reviewing the Application referenced above, the Township Zoning Map, the Township Zoning Ordinance, or Township Land Use Plan may examine a copy by contacting Sylvan Township via telephone or email; and/or by appointment at the township hall. Such items will be available at the meeting. The Township Zoning Ordinance can be accessed on www.municode.com.

Written comments will be received from any interested persons concerning the project by Sylvan Township at the Township Hall at any time during regular business hours up to the date of the hearing and may be further received by the Zoning Board of Appeals at the hearing.

All interested persons are invited to be present at the aforesaid time and place.

The public may only speak during the public hearing and during public comment by being physically present at the meeting. Such comments will be limited to three minutes per person for each item.

Sylvan Township will provide necessary reasonable auxiliary aids and services, such as signers for the hearing impaired and audio tapes of printed material being considered at the hearing, to individuals with disabilities at the hearing upon four (4) days' notice to the Sylvan Township.
