Project Description: Variance application to allow the removal of the existing home and reconstruction of the new residential structure with an attached garage at 152 Shoreview Road. The project will require 5 variances. The new structures will be between 6-feet and 16-feet from the south side property lines and will be 10-feet from the north side property line where 20 feet is required and the new covered entry porch that will be 21 feet 3 inches and the new residence will be 25 feet 3 inches from the rear (street side) property line where 35 feet is required. Also, the proposed improvements will have a lot coverage of 24.2 percent and a Floor Area Ratio of 29.9 percent where the maximum percentage allowed by the code is 20 percent for both the lot coverage and floor area ratio.
PLEASE TAKE FURTHER NOTICE that the Zoning Board of Appeals meeting will be held in person. The public may also view/hear the meeting through Zoom access by computer and smart phone. Please go to the township website for more information on Zoom access.
The public may only speak during the public hearing and during public comment by being physically present at the meeting. Such comments will be limited to three minutes per person for each item. Written comments may also be sent to the township offices at 18027 Old US 12, Chelsea, Michigan 48118-9673 prior to the public hearing will also be received by the Planning Commission at the meeting before close of the public hearing.
This notice is posted in compliance with the Open Meetings Act, Public Act 267 of 1976, as amended, (MCL 41.72a(2)(3)) and the Americans with Disabilities Act.
The Zoning Board of Appeals will provide necessary reasonable auxiliary aids and services, such as signers for the hearing impaired and audio tapes of printed materials being considered at the meeting, to individuals with disabilities at the meeting or public hearing upon four (4) days notice to the Sylvan Zoning Administrator.
