AP2020.21-17 Text Amendment to the Zoning Ordinance – Accessory Dwelling Units (ADUs) – Public hearing to consider proposed text amendments to the City of Dexter Zoning Ordinance to allow for one accessory dwelling unit (ADU) to be permitted on individual lots where a single-family dwelling is the principal permitted use. The amendment would apply in all zoning districts where single-family dwellings are permitted as a principal permitted use on individual lots, subject to administrative review and approval by the Zoning Administrator. Discussion and possible action following this public hearing.
Per the packet: The Planning Commission is scheduled to conduct a public hearing on June 7, 2021, for the purpose of considering a proposed text amendment to the City of Dexter Zoning Ordinance. The proposed text amendment would allow accessory dwelling units (ADUs) and establish applicable regulations. The following Articles in the Zoning Ordinance are to be considered for amendment:
1. Article II, Definitions, Section 2.02, Definitions
2. Article III, General Provisions, Section 3.30 Accessory Dwelling Units (new)
3. Article 10, R-1A and R-1B One-Family Residential District, Section 10.02, Permitted Principal Uses
4. Article 11, VR, Village Residential District, Section 11.02, Permitted Principal Uses
Staff has drafted text amendments to allow one accessory dwelling unit (ADU) to be permitted on individual lots where a single-family dwelling is the principal permitted use. As presented, the amendment would apply in all zoning districts where single-family dwellings are permitted as a principal permitted use on individual lots, subject to administrative review and approval by the Zoning Administrator. Additionally, the proposed amendment establishes General Provisions, Eligibility, Permits and Application Requirements, and Development Regulations.
