WEBSTER TOWNSHIP ZONING BOARD OF APPEALS
PUBLIC HEARING/SPECIAL MEETING
DECEMBER 2022, 7:00 P.M.
The Webster Township Zoning Board of Appeals will hold a Public Hearing/Special Meeting at the Webster Township Hall, 5665 Webster Church Road, at 7:00 p.m. on Thursday, December 1, 2022, to hear:
(22-ZBA-04) 9883 Leach Lane:
Request for a variance from minimum rear(lakeside) yard for the principal building as listed in section 9.22.D.v.a.
The subject property isf located at 9883 Leach Lane (C-03-06-115-039). The applicant is Adele Kwansy, the property owner. The applicant is proposing to build a new house, by demolishing the existing single-family house, retaining the existing foundation, and expanding the footprint to enable new house construction. The proposed building is two story with a height of 28 feet. The plans do not propose any change to the building line in the front yard.
The subject property is the last property located within Webster Township's boundary; therefore, the average is calculated based on the two houses to the south per the methods described in section 9.22.D.v. Based on these methods, the building wall facing Base Lake shall not be farther than 85 feet from the street line (right-of-way line). The proposed rear building line is set farther than the minimum that ranges from 87’ (2-foot overage) to 94’ 6 inches (9’-6” overage) from north to south. Approximately 152 square feet of building and 225 square feet of covered porch is encroaching into the minimum rear yard (calculated as noted above). The applicant states that odd-shaped properties and non-parallel lines create ambiguity in the method of measuring the minimum rear(lakeside) rear yard.

Verbal comments may be heard at the hearing. All correspondence needs to be received no later than close of business on Wednesday, November 23, 2022.
