Dexter: PC Public Hearing 5-6-24 for PUD Application for Kentwood Place

NOTICE OF PUBLIC HEARING
PRELIMINARY PLANNED UNIT DEVELOPMENT (PUD) APPLICATION
Pursuant to Michigan Public Act 110 of 2006 (the Michigan Zoning Enabling Act), as amended, notice is hereby given that the City of Dexter Planning Commission will conduct a public hearing on Monday, May 6, 2024 at 7:00 pm. The public hearing will be held in City Council Chambers, located at 3515 Broad St, Dexter, MI, 48130.
The purpose of the public hearing is to consider a preliminary PUD Application for Kentwood Place Attached Residential Development. The Preliminary PUD Application was submitted by 3165 Baker LLC.
The applicant/property owner proposes a two-phased, 17-unit attached residential development on a 0.78-acre site, located at 3165 Baker Road (08-08-06-210-022) and 8020 Forest Street (08-08-06-210-016).
The subject site is zoned CDB, Central Business District. The applicant is requesting a rezoning to PUD, Planned Unit Development. Any land use or mix of land uses that are authorized in the City of Dexter Zoning Ordinance may be considered for a PUD.
Legal Description of 3165 Baker Road (08-08-06-210-022):
Beginning on the West side of Baker Road in the City of Dexter, 66 links North of the corner between Lot 6 and 12, in Block 19 of the Village (now City), and running thence North 72.5 degrees West, 165 feet, more or less, to the Westerly side of Lot 11, in Block 19; thence South 43 degrees West on the line of the Lot about 96 links to land formerly owned by B. F. Arksey; then East along Arksey’s North line, 107 feet to an iron stake on the line; then North of East at an angle passing 18 inches to the South of the bay window on the South side of the house, 117 feet to an iron stake on the West side of Baker Road; then North along Baker Road, 4 rods to the Place of Beginning, being a part of Lot 6, 11, and 12, in Block 19, Original Plat of the Village (now City) of Dexter, as recorded in Liber 27 of Deeds, Page 532, Washtenaw County Records. .
Legal Description of 8020 Forest Street (08-08-06-210-016): Lot 10, Block 18, “Original Plat of the Village (now City) of Dexter” according to the Plat thereof as recorded in Liber 27 of Deeds, Page 532-533, Washtenaw County Records.

Public comment may be provided during the meeting; submitted in writing at city offices, located at 3515 Broad Street, Mon-Fri 9:00 am to 5:00 pm; or emailed to the Office of Community Development maniol@dextermi.gov. All comments must be received no later than close of business the day of the meeting.
