Project Description: Public hearing for Variance Application ZBA26-001 requesting approval to demolish the two existing single-family homes located at 1484 and 1488 Ridge Road, combine the two parcels into one lot, and construct a new 2,606-square-foot single-family home with an attached 600-square-foot garage.

The proposed dwelling would not comply with several dimensional requirements of the Zoning Ordinance. Specifically, the applicant requests variances to allow:

  • A front (lake-side/north) setback of 32 feet 7 inches, where 50 feet is required.
  • A rear (south) setback of 5 feet 6 inches, where 35 feet is required.
  • An east side setback of 6.0 feet and a west side setback of 7.0 feet, where 20 feet is required for each side yard.
  • Lot coverage of 31%, where the maximum permitted is 30%.
  • A floor area ratio (FAR) of 34%, where the maximum permitted is 30%.

The public may only speak during the public hearing and during public comment by being physically present at the meeting. Such comments will be limited to three minutes per person for each item. Written comments may also be sent to the township offices at 18027 Old US 12, Chelsea, Michigan 48118-9673 prior to the public hearing will also be received by the Planning Commission at the meeting before close of the public hearing.

This notice is posted in compliance with the Open Meetings Act, Public Act 267 of 1976, as amended, (MCL 41.72a(2)(3)) and the Americans with Disabilities Act.

The Zoning Board of Appeals will provide necessary reasonable auxiliary aids and services, such as signers for the hearing impaired and audio tapes of printed materials being considered at the meeting, to individuals with disabilities at the meeting or public hearing upon four (4) days notice to the Sylvan Zoning Administrator.
