NOTICE OF PUBLIC HEARING
CITY OF DEXTER
ZONING BOARD OF APPEALS
Pursuant to Michigan Public Act 110 of 2006, as amended, notice is hereby given that the City of Dexter Zoning Board of Appeals will hold a public hearing at 7:00 p.m., on Monday, April 21, 2025. The hearing will take place in Council Chambers, located at 3515 Broad St., Dexter, Michigan. The purpose of hearing is to take public comments regarding the following variance application:
The applicant, Bianca Lazarte on behalf of Just Play Dexter, is requesting the following variance for property located at 7001 Dexter-Ann Arbor Road (Tenant B) (08-08-08-200-013):
• A variance from Section 7.05.A.2.b. to allow for an 89 square foot building sign where a maximum of 42 square feet is permitted.
Section 7.05.A.2.b, Permitted Signs in Form-Based Districts, General Requirements, Building Signs, Area requires the area of building signs in the Ann Arbor Road District (ARC) to be calculated at one square foot per one foot of building frontage, not to exceed 42 square feet. The tenant B building frontage is 109 feet long and therefore 42 square feet is the permitted maximum.
Previously, the applicant applied for a variance from Section 7.05.A.2.b. to allow for a 148.5 square foot sign, which was denied by ZBA on March 17, 2025.
